General terms and conditions of sale

 

Article 1 – Contract : This seasonal rental contract is reserved for the exclusive use of the rental
and accommodation in the Lodges du Morvan located in La coperie Bas n°2-4 (Brazey en Morvan 21430). Under no circumstances
would we be liable in the event of the use of its contracts by third parties or for purposes other than tourism.

Article 2 – Duration of stay : : The tenant signatory of this contract concluded for a period Under no
circumstances may it avail itself of any right to remain in the places at the end of the stay.

Article 3 – Conclusion of the contract : The reservation becomes effective as soon as the tenant has
made send the landlord a deposit of 50% of the total rental amount and a copy of the contract of rental signed when booking on
its website. The lease concluded between the parties to this deed may in no case benefit even partially to third parties, natural or
legal persons, except Owner’s written agreement. Any infringement of the latter paragraph would be likely to result in immediate
termination of the rental to the fault of the tenant, the proceeds of the rental remaining definitively acquired from the owner.

Article 4 – Realization of the file : : The surname, first name and age of each tenant will be requested
before arrival by our services including those of your children. The age of the children is calculated in relation to their birthday date
to the start date of the stay. An official document justifying the age of the children may be requested at the beginning of the stay.
Minors who are not accompanied by their parents or a guardian legal major will not be admitted for obvious security reasons
(weather alert, hospitalization, severe weather, illness…)

Article 5 – Rates : The rates appearing on our lodge presentation sheets include all taxes included,
excluding tourist taxes (and except excessive consumption). Our prices are calculated on the basis of VAT rates in force and are
therefore subject to change in the event of changes in these. In case refusal of payment of the balance on the day of arrival, the
Management reserves the right to cancel your stay. A collection fee of 40€ will be charged.

Article 6 – Taxes et contributions : You will find the amount of the tourist tax and other taxes any
information relating to your accommodation in the Rates section (ask the Management)

Article 7 – Capacities : The number of people indicated per accommodation in our rates and brochures
corresponds to the maximum allowable occupancy taking into account the available equipment. It cannot be outdated for security
and insurance reasons. The management reserves the right to refuse you access to the accommodation if the number of people
exceeds the maximum occupancy allowed.

Article 8Declaration of any event (birthday or other private events) It is imperative to declare any event
(birthdays or other) before your arrival in us indicating the number of people present and respecting the safety and tranquility
instructions of the place (drop in the volume of the music from midnight) and declare this event to your own Insurance imperatively

Article 9 – Modification of stay : Any modification of stay requested in terms of dates, place, duration,
number of people or family composition must be validated by our services. She may, if necessary, be the subject of additional invoicing.
In case of external events Beyond our control, we may have to modify or cancel your stay. We will then offer you and according to our
availability, an equivalent stay with dates or accommodation different. If you are not satisfied with this offer, you will be refunded in full.
No other compensation can be claimed.

Article 10 – No withdrawal : For bookings made by mail, telephone or by internet, the tenant does not benefit
from the withdrawal period, in accordance with Article L221- 28 of the Consumer Code relating in particular to the provision of accommodation
services provided on a specific date or periodicity.

Article 11– Cancellation by the tenant : : Any cancellation must be notified by registered letter to the owner.
Cancellation before arrival in the premises: The deposit and the administrative fees remain acquired to the owner for any stay cancelled
more than 30 days before arrival. For any cancelled stay in the 30 days prior to the date of arrival, interrupted or not consumed for any
reason whatsoever, the the full amount of the booked stay will be due or will remain acquired by the Lodges du Morvan. None refund is
not provided in case of interruption of stay. In addition, if the stay is shortened, the price of the rental remains acquired by the owner.
If the tenant does not come forward within 24 hours of the arrival date indicated on the contract, this contract becomes null and void
and the owner can dispose of his lodge. The deposit also remains acquired to the owner who will request payment of the balance of
the rental.

Article 12– Cancellation by the owner : The owner pays the tenant the full amount of the amounts paid.

Article 13 – Arrival : Your arrival must be desired between 17h – 18h30. The tenant must arrive on the day
specified and the time mentioned on this contract. In case of late or delayed arrival, the tenant must notify the owner. If you can not arrive
at this time, we kindly ask you to inform us at 06 66 46 07 54 or by email at contact@leslodgesdumorvan.com and indicate your estimated
arrival time. Check that we have received the information. Thus We can provide you with your key in a coded box provided for this purpose.
We will be able to entrust you with this code.

Article 14 – Payment of the balance : The balance of the rental is paid 30 days before the date of arrival by CB
Secure online payment on the website or transfer. Payment of the balance: The balance of the rental is paid one month before the scheduled
date of entry into the premises. It is imperative to mention the reference of your reservation with your payment. You will be asked to provide
us before your arrival with a certificate of home insurance with the name and address of the rental.

Article 15 – Inventory : : An inventory through a list of all the equipment is made available in each Lodge as well
as the state of cleanliness. We ask you to check the accuracy of the material. Without feedback from you on D + 1, by email, SMS or phone, we
will estimate that your inventory conforms to the list. Any missing or breakage will be charged. The state of cleanliness of the lodge upon arrival
of the tenant must be noted in the inventory. The cleaning of the premises is the responsibility of the tenant during the rental period The latter,
before his departure must return the premises in an acceptable condition. End-of-stay cleaning is included in the cost of the stay.

Article 16 – Security deposit or deposit : On arrival of the tenant, a security deposit whose amount is indicated on
the front of this contract is requested by the owner of 4000 € for lodges of 4 people and 5000 € for that of 6 people. This deposit must be made
by check payable to Les Lodges du Morvan. After the contradictory establishment of the inventory of fixtures of exit, this deposit is returned in
the following week, minus the cost of restoration of the premises if damage (Equipment made available, private SPA, SAUNA …) were found or
missing goods in the event that the accommodation is not returned in a satisfactory suitable condition. In case of early departure (prior to the
time mentioned on this contract) preventing the establishment of the inventory of fixtures on the same day of departure of the tenant, the
security deposit is returned by the owner within a period not exceeding 15 days.

Article 17 – Use of the premises : The tenant must ensure the peaceful nature of the rental and make use in
accordance with the purpose of the premises.

Article 18 – Capacity : This contract is established for a maximum capacity indicated on the contract rental.
If the number of tenants exceeds the capacity, the landlord may refuse additional persons. Any modification or termination of the contract
will be considered at the initiative of the customer.

Article 19 – Reception of animals : This contract specifies that animals are prohibited.

Article 20 – Insurance : A certificate of insurance mentioning the contact details of the lodges is at provide us
with mandatory before your arrival. The tenant is responsible for all damages arising from his doing. He is required to be insured by a holiday
type insurance contract for these different risks.

Article 21 – Valuables : it is recommended not to leave valuables in the Accommodation.

Article 22 – Departure : The lodge must be vacated before 10am. We ask you to group the Towels and bathrobe in
the bathroom or bathroom. Any missing linen will be deducted from the deposit. You are asked to leave the place as clean as possible and to
return the entrusted material to the indicated place.

Article 23 – Payment of activities and other additional services : At the end of the stay, the Tenant must pay to the
owner, the charges not included in the price.

Article 24 – “Rental” cleaning : Cleaning fees may be requested in addition despite the fact that they are included in
the package if the Lodge is returned in a poor condition. The tenant is required to enjoy the rented property with due care.

Article 25 – Complaints and disputes : Any complaint relating to the inventory and the state of the description during
a rental, must be submitted to the 2 parties by registered mail within 15 days of the stay at the following address: Les Lodges du Morvan 2-4 la Coperie
Bas 21430 BRAZEY en Morvan. In case of technical problem, on the leisure equipment (sauna, spa, …), the Lodges du Morvan do not would be held
responsible and no refund will be made. In case of dispute, only the jurisdiction of the Court of Dijon is recognized.

Article 26 – Image rights : You expressly and without compensation agree that Les Lodges du Morvan (operated by SAS
Les Lodges du Morvan) uses for its promotional purposes the Photographic supports of you and your children that could be taken during your stay.

Article 27 – Surveillance camera : 2 cameras are installed on the site to check the possible intrusion of unauthorized
persons on the rental premises. Videos are automatically erased by the news every month. They are not there for commercial purposes.

Article 28 – WIFI : will be free in some areas of the domain and in the accommodations. For more information contact

Article 29 – Green space maintenance : Every Wednesday our green space maintenance provider will come for a weekly
mowing. This is so that your environment is as pleasant as possible to you. Thank you for your indulgence if it came to disturb for a short time to your
tranquility.

Article 30 – Consumption of alcohol and cigarettes : The consumption of alcohol is prohibited before and during your SPA
and SAUNA session. This is only for the purpose of safety for your person and your entourage. It is strictly forbidden to smoke in all rooms of your lodge.
Air quality and smell are fundamental elements for our customers. You can smoke outside without disturbing those around you. It is obvious that it would
not be tolerated for cigarette butts to end up on the ground. We rely on your civility and wisdom to deposit your leftover cigarettes in the garbage cans.

Before your departure : a collection is at your disposal in each lodge, in order to collect your remarks and impressions.
